What’s Inspected?

When I look back over the last 14 + years as a Home Inspector one question stands out above all others. It’s both the easiest and hardest question to answer because people don’t have the same level of knowledge and experience when buying a home. First time home buyers generally have more questions than someone who’s owned several homes.

The conversation usually goes something like this:

Buyer: Hi, I’m buying a house and I have a few questions.

Me: OK, how can I help you?

Buyer: Soo… Whats inspected?

Me: I’m going to give you a high level view and then we can get into more specifics if you have any questions.

Buyer: OK

Me: The exterior is inspected first starting with the roof which includes the flashing, chimney and gutters.

Then the driveway, sidewalks, patios, decks/stairs and grading are inspected.

The exterior doors, windows, exterior foundation and siding/stucco are next.

From there I move inside and start with the attic and move down checking each room as I go. This includes plumbing, electrical and structure.

I use a high end Thermal Imaging/infrared camera and a moisture meter.

Then the furnace, hot water tank and electrical panel are inspected.

Buyer: OK that seems pretty thorough.

Me: We also have some great warranty packages and a buy-back guarantee that come with then inspection.

Do you have any questions?

At this point it usually goes one of two ways.

They are happy with the information and now want to discuss the warranty, when they can book an inspection and the price.
They have some specific questions about the inspection process or concerns about the home.

Note:

It’s important to note that not all Home Inspectors have a Thermal Imaging/Infrared camera and not all Home Inspectors provide warranties and the Buy Back Guarantee.
