What’s included in a home inspection?
The home inspection includes a visual inspection of the Roof, Exterior, Attic, Interior, Plumbing, Electrical, Heating/AC and Structure. These areas must be accessible in order to be inspected. A more detailed description can be found on our INSPECTIONS page.
What is Infrared Technology (Thermal Imaging)?
For you, the home buyer, having a good understanding of the condition of your future home is crucial to making an informed decision. Infrared Technology (Thermal imaging) gives you that extra information that you would otherwise not be aware of. Infrared technology may identify hidden problems such as missing insulation, electrical hot spots and potential water leaks. We use a high quality Fluke Infrared Camera to identify potential problems and follow up with a GE moisture meter when a potential water leak is identified. The Infrared camera is also capable of taking photos which can be included in your home inspection report.
How long does the inspection take?
It depends on the property, size, age and condition. Small apartment style condos take approximately 1.5 hours. Single family homes average 2.5 - 3 hours. After the on-site inspection the report is completed at our office and emailed to you the same day.
What are your payment options?
The preferred method of payment is Etransfer, Cash, Visa or MasterCard. We do not take Cheques, AMEX or debit.
When do I pay?
Payment is due at the inspection. If you are using a credit card payment can be made onsite.
How much does an inspection cost?
An Inspection for a single family home starts at $499.00, Townhouses start at $449.00 and Apartment Condos start at $379.00. We charge more for properties that are lager, older and outside the Edmonton area. Prices do not include GST. See the PRICING page for more information.
Do I have to attend the inspection?
No you do not have to attend the inspection. We do however, encourage you to attend the inspection so you can see issues firsthand and ask questions.
Who should come to the inspection?
We encourage the buyers to come to the inspection. Some people bring a trusted adviser or family member. Keep in mind the inspector needs to focus on the inspection. This is not the time to bring a large group of friends and family to view the home. Small children and pets should not attend.
When and how will I get the Inspection Report?
After the inspection the report is completed at our office and emailed to you the same day providing the agreement has been signed and payment has been made. We cannot guarantee a specific time when the report will be ready
Do you Inspect Homes outside Edmonton?
Yes we go to Sherwood Park, Beaumont, Leduc, Devon, Spruce Grove, Stony Plain, Morinville, St Albert & Fort Saskatchewan. Additional mileage charges may apply to other areas.
