Acreage & Rural Property Inspections

Purchasing an acreage property is a significant decision that comes with a different set of considerations than a typical city home. The structures are larger, the systems are more complex, and the things that can go wrong are often more expensive to fix. Executive Home Inspections provides thorough, professional acreage and rural property inspections throughout the Edmonton region, giving buyers the detailed information they need before committing to one of the largest purchases of their lives.

What Makes an Acreage Inspection Different: Acreage inspections are more involved than a standard residential inspection for several reasons. Rural properties typically feature larger homes with more complex mechanical systems, detached garages, shops, barns, and other outbuildings that add time and complexity to a thorough inspection. Older rural construction often reflects the era and materials available at the time of building — meaning aging electrical, original plumbing, and unconventional construction methods are common findings. Deferred maintenance is also more prevalent on rural properties, where issues can go unnoticed for longer periods without the visibility of a neighbourhood setting. Executive Home Inspections takes the time that acreage inspections require — we don't rush through a rural property on a city home timeline.

What's Included in an Acreage Inspection: Every acreage inspection by Executive Home Inspections covers:

  • Full inspection of the main residence — structure, roof, exterior, electrical, plumbing, heating, cooling, insulation, and interior
  • One detached garage or structure included at no additional charge
  • Additional outbuildings such as shops, barns, or secondary structures available at an additional fee
  • Detailed same-day written report with photos

Please note: Executive Home Inspections does not inspect well or septic systems. We recommend engaging a qualified well and septic specialist separately for those components — and we're happy to advise on what questions to ask.

Why the Well and Septic Note Matters: Well and septic systems are among the most important and costly components of any acreage property. Because these systems require specialized equipment and licensing to inspect properly, they fall outside the scope of a standard home inspection. We will note visible concerns around well heads and septic access points during our inspection, but a dedicated well and septic inspection by a qualified specialist is strongly recommended for any acreage purchase and should be treated as a separate engagement.

Services for Acreage Properties: Executive Home Inspections provides the following services for rural and acreage properties:

  • Pre-purchase acreage inspections
  • Pre-listing acreage inspections
  • Acreage warranty inspections
  • Outbuilding inspections (additional fee)

FAQ:

How long does an acreage inspection take? Acreage inspections typically take longer than a standard city home inspection — most run between 3.5 and 5 hours depending on the size of the home, the number of outbuildings, and the age and condition of the property. We allocate the time needed to do the job properly.

Do you inspect the well and septic system? No. Well and septic inspections require specialized equipment and licensing and are outside the scope of our inspection services. We strongly recommend engaging a qualified well and septic specialist as a separate inspection before purchasing any acreage property.

How many outbuildings are included in the inspection? One detached garage is included in every acreage inspection at no additional charge. Additional outbuildings such as shops, barns, or secondary structures can be added for an additional fee. Contact us when booking to discuss your property's specific structures.
